Pre Purchase Inspections

The Pest and Building Inspections are carried out independently and two reports are submitted to each client. If you are having a Building and Pest Inspection, insist on a Pest Inspection for timber pests in accordance with the Australian Standards AS4349.3.

 

Our Pest Controllers are experienced and fully accredited to carry out Timber Pest Inspections and carry the appropriate Licence and Insurance that is required for Timber Pest Managers.

 

We thoroughly examine and report on all timber and other accessible materials such as structural timber frames, joists, rafters & bearers & any joinery.  Our Termite Inspections take into account all internal areas to a building including basements and roof voids as well as a thorough external examination of the property, taking into account surface work to foundation soils, outdoor landscape timbers, pavers, trees and tree stumps.

 

A Pre Purchase Inspection Report will be provided within 24 hours documenting any Evidence of Timber Pest Activity as well as current conditions conducive to Timber Pests.  Our Pre Purchase Inspections are very thorough, at least 1 hour for an average house. The Pre Purchase Inspection is performed with an array of tools and thorough Visual Inspection of the premises, including Thermal Imaging and a Moisture Meter to detect termite activity.

Pest Breeding:

As a general rule, if you see pests in your home or office, it is likely that you have a pest infestation.

Pest Breeding for General Pests: Ants, Cockroaches, Silverfish and Spiders

Ants: Surface sprays will easily kill ants that you find gathering on your kitchen benches or lurking around your pavers.  However, these ants are merely foragers collecting food and killing ants with surface spray will have no impact on the ant colony which is often hidden deep underground and can contain over a million individuals!

Cockroaches: A single female Cockroach can produce over 300 offspring a year and their speedy lifecycles result in huge populations developing in a very short amount of time.

Silverfish: Silverfish can produce up to 100 eggs, which are glued to the ground, paper or other substrates. Silverfish are one of the oldest insects on our planet and have a very primitive lifecycle referred to as ametabolous development.  Because Silverfish do not grow wings like most insects, Silverfish remain more or less unchanged throughout their life.  Silverfish simply get larger by shedding their skins, which they will do around 10 times in their life.

Spiders: Spiders breed prolifically – spider egg sacs can contain up to 300 spider eggs and are resistant to aerosol insecticides. Spider eggs are laid in batches wrapped in silk to protect them from the elements and hungry predators.  The silken spider egg case can contain several hundred eggs.

Pest Breeding for Bedbugs, Bees, Beetles, Fleas, Flying Insects, Pantry Moths, Rodents (Mice, Rats), Termites, Wasps and White Ants

Bedbugs: The female bed bug uses a transparent glue to attach her eggs to rough surfaces, such as mattresses and back boards. Female bed bugs lay an average of 350 eggs in their life time, but this may reach up to 500 eggs if conditions are favourable.

Bees: Honey bees are social insects and live in enormous bee hives or bee colonies.  These bee hives consist of sterile female worker bees, a reproductive queen and male drones. Worker bees make up the majority of the bee colony and a single bee hive may contain up to 80,000 workers.

Beetles: Female timber pest beetles use a long slender tube or ovipositor at the end of their abdomen to deposit up to 80 eggs in the timber.  The Powderpost Beetle lays her eggs in tiny pores within the timber, whilst the Furniture Beetle cements her eggs onto cracks, rough surfaces and cut edges.

Fleas: On average fleas lay 40-50 eggs per day and can produce up to 2,000 in total. The flea eggs hatch after 48 hours.  The worm-like larvae take around 1 month to pupate, spinning a tiny cocoon made from silk and pieces of debris from the ground.  The weight and warmth from the resting body of an animal will often trigger the adults to rapidly emerge from their cocoons.

Flying Insects: Mosquitoes lay their eggs in small rafts on the surface of water and along the edges of aquatic habitats.  The larvae are referred to as “wrigglers” due to their jerky movements through the water.  The mosquito larvae have a tiny siphon at the end of their abdomen which is used to suck air from the surface.  They form tiny, comma-shaped pupae just under the water’s surface.  The adult mosquitoes emerge, balancing on the top of the water with their long legs while they wait for their wings to dry. The larvae of midges also prefer wet or damp habitats and can be found on the edges of streams and marshes, in wet soil and compost.

Pantry Moths: After mating, female Pantry Moths lay their eggs individually or in small masses on open food products and storage containers.  Pantry Moths can produce 150-400 eggs, which will hatch into tiny larvae. The Pantry Moth caterpillars are generally pale yellow or cream in colour, with a dark brown head.  They will shed their skins 5 to 7 times, growing rapidly between each moult.  Pantry Moths form a tiny silken cocoon, from which they will emerge as an adult. The entire Pantry Moth lifecycle from egg to adult takes around 4-8 weeks, depending on the temperature.

Rodents (Mice, Rats): One of the factors that contribute to the pest status of Rodents, including Rats and Mice, is their ability to rapidly grow and reproduce.  For example, native Mice generally have just 2 pairs of teats, so can raise litters of up to four young.  The introduced house mouse has 5 pairs of nipples, allowing them to support litters of up to 10-12 pups. Rats and Mice build shallow nests or burrows, which they line with shredded plant material.  Sheltered within this nest, the female Rodent will give birth to live young & then feed them on highly nutritious milk, resulting in rapid growth.  House Mice take just over two weeks to become weaned and are sexually mature in just 55 days. In man-made shelters such as houses and barns, Rodents such as Rats and Mice often live together in small family groups, living and foraging within a set territory.

Termites / White Ants: Termites / White Ants usually start new colonies in the summer, when high rainfall softens soil and timber, making it easier to dig a Termite Nest. Thousands of winged alates will emerge from the current Termite Nest, mate and search for a suitable new Termite Nest site. The newly fertilized Queen will dig a tiny chamber, lay a batch of eggs and care for the young. Once the first generation of workers has matured they will begin construction on an elaborate Termite Nest, leaving the Queen to concentrate on egg laying – up to several thousand a day! A Termite Nest can contain millions of termites.

Wasps: A Wasp Nest or Hornet Nest may be found in many different locations, including; a tree, a crevice, a pathway, guttering or even inside the house. Wasps and Hornets will build a nest in any place where they can access the outdoors.

Pest Dangers:

There are numerous pest specific dangers by exposure to pests in your home or office.

Pest Dangers for General Pests: Ants, Cockroaches, Silverfish and Spiders

Ants: As ants forage, they pick up bacteria and fungi on their feet and transfer it onto our food, speeding up the process of food spoilage. Ants have a variety of ways to defend themselves and their nest.  Some ants bite using large mandibles, some ants sting using a pointed needle at the end of their bodies and some ants do both!  Ants can also spray formic acid into the faces of oncoming enemies.  Green ants (tree) will bites their victim, tip their abdomen and spray burning acid in the wound. Ouch!

Cockroaches: Cockroaches can transmit nasty bacterial diseases to humans.  Germs and bacteria hitch a ride on the Cockroaches spiky legs and are deposited on food, kitchen benches, plates and eating utensils.  Experiments have shown many harmful bacteria pass through the stomachs of cockroaches without being destroyed, giving cockroaches the potential to cause food-poisoning, dysentery and even hepatitis and typhoid fever.

Silverfish: Silverfish can cause considerable damage to paper, fabric and stored products.  Silverfish will leave visible holes in books, stain linen with their faeces and will chew the glue off wall paper, often causing it to separate from the wall.

Spiders: In Australia, there are two species of spiders that are commonly found in and around our houses and have potentially dangerous bites:

  • Redback Spider : Over 5,000 Redback Spider bites are recorded in Australia each year – thankfully a readily available, highly effective anti-venom means that few Redback Spider bites are fatal.
  • White-tailed Spider:  White-tailed spiders aren’t timid and will bite repeatedly if disturbed.  White-tailed Spider venom is a cytotoxin, causing tissue death which paves the way for bacterial infections.  White-tailed spider bites are painful and may be accompanied by redness, swelling and small ulcers.

Pest Dangers for Bedbugs, Bees, Beetles, Fleas, Flying Insects, Pantry Moths, Rodents (Mice, Rats), Termites, Wasps and White Ants

Bedbugs: Bed bug bites can have significant effects on our homes and health including itchy red lumps where you have been bitten, allergic reactions to bedbug bites. Daily feeding by bed bugs on infants can cause anemia.

Bees: Bees can become dangerous in the warmer months when there is a bee swarm, leaving their overcrowded hive to find a new nesting location.  Unfortunately bees can build bee hives in trees close to our house and worse still in the wall cavities and ceiling voids within our homes.  Not only do bee hives and bee swarms present the risk of being stung, but the honey-filled wax walls of a bee hive will attract pests such as carpet beetles, wax moths, meal moths and other scavenging insects such as cockroaches.

Beetles: The feeding behaviour of the larval stages of timber pest beetles can cause numerous problems such as holes in the timber surface and giving it structural weakness. Severe furniture beetle infestations can cause flooring collapses, especially when heavy objects are placed on the surface. Evidence of timber pest beetles can reduce the resale value of your house. Furniture beetle larvae carry tiny parasitic mites on their bodies which can bite humans – often referred to as woodworm bite.

Fleas: Fleas cause a great deal of annoyance and discomfort for our pets.  And Fleas have no problems with leaping off our furry friends and onto us!  The feeding behavior of fleas has several impacts on the health of us and our pets such as:

  • Fleas cause allergic reactions and skin conditions such as mange and dermatitis in dogs and cats
  • Severe flea infestations on your pet can lead to hair loss and anemia
  • Fleas transmit cat and dog tapeworm
  • Fleas readily feed on humans, causing itchy red welts and discomfort
  • Scratching welts from flea bites can lead to secondary infections in both humans and animals
  • Some animals and humans can have allergic reactions to the saliva of fleas
  • Fleas can transmit murine typhus; bubonic plague and the germs responsible for cat-scratch fever.

Flying Insects: Apart from the itchiness and irritation, mosquitoes and midges can affect your health by spreading a variety of diseases.

  • World-wide: mosquitoes have been linked to the transmission of yellow fever, malaria, dengue fever, filariasis and encephalitis.
  • In Australia: the most common mosquito disease transmission is Ross River Fever and Barmah Forest Virus.  Both have similar flu-like symptoms, including joint pain, fever and often a rash.
  • There is usually a yearly outbreak of dengue fever in Far North Queensland caused by mosquitoes.  This is a result of overseas travelers becoming infected and introducing it to our local population of mosquitoes upon returning to Australia.  However, outbreaks are carefully monitored and managed and are quickly brought under control.
  • Australia has been declared malaria-free since 1981.  However, there is a small risk of the disease being brought into Australia by people infected overseas & spreading it through our local mosquitoes when they return.
  • Japanese encephalitis and Australian or Murray Valley encephalitis can be spread by mosquitoes in Australia, however these infections are considered to be extremely rare.
  • Mosquitoes and midges have also been linked to animal diseases such as myxomatosis in rabbits, dog heartworm and illnesses of cattle & livestock overseas.
  • The saliva from mosquitoes and midges contains proteins that cause allergic reactions.  These are generally mild, with some localized swelling, itching and redness.
  • Be careful not to scratch mosquito bites – it can lead to secondary infections.
  • If you begin to experience any flu-like symptoms (particularly if you have recently returned from overseas, head straight to a GP for blood tests).

Pantry Moths: Pantry moth infestations are not only annoying, but can cost us significantly by rendering our foods inedible.  And Pantry Moths have expensive taste – devouring costly foods items such as dried fruits, nuts and chocolate. The chewing action of Pantry Moth larvae directly damages food products. Pantry Moth larvae also indirectly reduce the quality of food by contaminating it with shed skins, droppings and dead individuals. Feeding and growing Pantry Moth larvae produce a lot of metabolic heat, which increases moisture and temperature.  Bacteria and moulds flourish in these humid environments, speeding up the process of food spoilage.

Rodents (Mice, Rats): In addition to being a social nuisance, Rodents such as Rats and Mice cause extensive damage through their feeding & nesting behaviours.

  • Rodents will nest in wall cavities, roofing, under corrugated iron and amongst equipment and machinery stored in sheds.
  • Rats have a fondness for rubber and plastic, and will gnaw on hoses, pipes, electrical wires and telephone cables, often resulting in system failures.
  • Rats and mice require shredded material to line their nests.  In your house, they will shred insulation, wall sheeting, carpet and upholstery to gather this material.
  • Rodents scatter droppings around your home and have strong, unpleasant smelling urine.
  • Rats act as a reservoir for infectious diseases such as bubonic plague and infectious fevers.  These diseases can be picked up by blood sucking parasites such as ticks, mosquitoes and fleas and transmitted to humans.
  • Rats can also directly infect humans with bacterial diseases such as leptospirosis and salmonella if we come into contact with their saliva, faeces or urine.

Termites / White Ants: Termites are very secretive with their feeding, so we usually notice Termites only once major Termite Damage has been done. Despite their tiny size, Termites can cause enormous damage to homes and commercial property.  It has been estimated that around 130,000 properties are attacked by Termites each year in Australia, resulting in a total Termite Damage bill that exceeds $900 million dollars.

Wasps: Wasps and Hornets are among the pests to most likely cause medical issues, sometimes resulting in hospitalization. The severity of a wasp sting or hornet sting is determined by the following factors:

  1. Type of wasp or hornet: European Wasps are particularly nasty. Professional Pest Controllers give European Wasps due respect for genuine reasons.
  2. The location of the sting: If they bite you and you scream, you may be bitten inside your mouth, which can cause your throat to swell and block your breathing canal.
  3. The number of stings and
  4. The allergic sensitivity of the recipient.

Pest Prevention:

Pest Prevention: General Pest Control for Ants, Cockroaches, Silverfish and Spiders

Pest infestations can quickly spiral out of control, so pest prevention is important.  Try the following Pest Control Tips to eliminate potential food and water sources and to reduce available hiding places:

 

  • Store your flour, cereals and any other stored foods in air tight containers and wipe any spills or dribbles from condiment jars and bottles, especially sauce bottles and sweet things such as honey and syrups.
  • Eliminate food sources by cleaning up crumbs and food spills, washing dirty dishes straight away, vacuuming regularly and keeping rubbish in a tightly sealed bin.
  • Store household rubbish in bins with tight fitting lids
  • Fix dripping taps, wipe down wet sinks and keep the toilet lid closed to eliminate access to water.
  • Vacuum inside cupboards, under the fridge and around cracks and crevices to remove food sources and cockroach egg cases.
  • In your garden, control sap-sucking insects such as aphids.  They produce honeydew which lures ants.
  • Pests often hitch a ride into our homes on furniture and in storage boxes.  Take the time to examine these for any evidence of the insects, their droppings or damage done by their feeding.
  • Don’t hoard!  Silverfish loves stacks of dusty newspapers, piles of paperwork and old magazines, so keep on top of your spring cleaning.
  • Seal up any cracks and crevices where ants, cockroaches and other pests may shelter.
  • Seal any cracks and crevices around plumbing in your home, particularly under the kitchen sink where many people have their rubbish. Even the largest huntsman spider can flatten its body to sneak through tiny gaps.
  • Control insects – spiders enter our house seeking readily available prey and will quickly move on if there are no bugs for them to eat.
  • Turn off exterior lights at night time – lights will attract insects into your home, encouraging spiders.
  • Keep your lawn mowed, bushes well pruned and yard clear of debris.  This will reduce shelter for both spiders and the insects they eat.
  • Remove any webs that you see and stomp on any egg cases (or if you’re feeling charitable, pop them in a jar and release them in a nearby park or bushland).

Pest Prevention: Pest Control for Bedbugs, Bees, Beetles, Fleas, Flying Insects, Pantry Moths, Mice, Rats, Rodents, Termites, Wasps and White Ants

  • Bedbugs: With bedbugs be vigilant. Take a few moments to search for bed bugs whenever you change your bedding. Run your fingers along seams, check the bed frame for the tiny black spots of faeces and inspect sheets for any blood or faecal stains. Move bed frames away from the wall and ensure sheets are tucked up from the floor, cutting off bed bug access to your bed. Beware of hitch hikers! When travelling, bed bugs can crawl into your luggage and you can bring a bed bug infestation home with you. Store luggage on provided luggage racks or in cupboards and avoid putting your suitcase on the bed. Wash bags thoroughly and leave in the sun to dry.
  • Bees: To prevent bees, seal up access points to your roof and walls where bees may enter. If you have a bee hive removed, clear out any remaining bees wax and comb.  It has a strong smell which can attract more bees into the area. Eliminate clover from your lawn – the flowers attract bees which we can step on, resulting in a bee sting. Consider the kinds of flowers that you plant in your garden – certain types are less attractive to bees.  Ask your local nursery for advice. Bees collect water and carry it back to the bee hive to help keep it cool.  Eliminate any water sources around your yard to discourage thirsty bees.
  • Wood boring beetles: Look out for emergence holes and powdery frass on or near timber. Only use “immunised” timber for building & furnishing, which has been impregnated with preservatives to discourage wood boring beetles. Be wary when purchasing antique or second-hand furniture and recycled timbers. Replace any beetle infested timber and furniture. Remember, most timber pest infestations begin while the timber is at the lumberyard, so choose suppliers and manufacturers with sound treatment practices. Coating the timber’s surface with varnish, shellac, paraffin wax or paint will make it less attractive to egg-laying females.  However, this will not help if the timber is already infested.
  • Fleas: Vacuum thoroughly and regularly to remove the dirt, hair and debris that makes up the diet of larval fleas.
  • Vacuum to suck up eggs, larvae and cocoons.  Adult fleas can emerge in the vacuum bag, so be sure to dispose of it when you’ve finished.
  • Make sure Fido isn’t adding to the problem:
    • Wash your pet’s food bowl after meals and sweep up any crumbs or spills.
    • Regularly wash you pet’s bedding in hot water and dry in the sun.
    • Groom your pet regularly and look for signs of infection such as adult fleas, flea “dirt” (the dried blood & excrement), welts, hair loss and any biting or scratching behaviour.
    • Keep your pets flea free by using flea control methods advised by your vet.
  • Flying insects: Protecting yourself and your family from biting flies and the diseases they may carry can be split into two equally important strategies– avoid getting bitten and reduce available habitats for the aquatic larvae.
  • To avoid getting bitten by mosquitoes and biting midges:
    • Take care at dawn and dusk, when these flying insects are most active
    • Wear insect repellant when outdoors.  “Tropical Strength” varieties are particularly effective.  If you are in a situation where the risk of being bitten is high (i.e. when camping or bushwalking), use a stronger application that contains DEET, but take care and follow directions for application.
    • Invest in fly screens for your home.  If you don’t have screens, use a mosquito net over your bed while you’re sleeping.
    • Odorless, plug in zappers are very useful for deterring mosquitoes indoors
    • Use mosquito coils, citronella candles or bug-zappers outdoors.
    • Don’t forget Fido – mosquitoes can transmit diseases such as dog heartworm.  Keep up to date with vaccinations and monthly heartworm control.  Low irritant repellants can be applied to your dog’s coat to deter biting flies (pay particular attention to the ears).  Plug-in zappers and mosquito coils can be used to deter mosquitoes from your dog’s sleeping area.
  • To reduce larval habitats:
    • Regularly tip out and replace the water in dog’s water dishes and birdbaths, disrupting the lifecycle of aquatic larvae.
    • Monitor areas where water may collect – tip out the bases of pot plants, tins, old tires and any other containers.
    • Keep gutters clear of debris – leaves may block areas allowing water to collect.
    • Ensure your water tank has a fine screen over any openings to prevent flying insects from depositing eggs
    • Midges breed in moist, damp soil.  Water your gardens early in the morning, rather than at night.  The plants will absorb the water and the sun will dry out the damp soil, reducing larval habitats.
  • Pantry Moths: A pantry moth infestation can be avoided by adopting thorough cleaning practices and by restricting Pantry Moth access to available food.
    • Be careful when purchasing food products.  Avoid any broken or damaged packaging & check for signs of silk webbing, larvae or their frass.
    • Buying organic cereals, nuts and spices from health food shops and markets can be risky.  Try and opt for pre-packaged items, rather than filling your own bags from bulk quantities.
    • Try buying smaller amounts of foods you use infrequently, so you reduce the length of time items are stored within your pantry.
    • Store all of your food in air-tight containers, preferably glass jars with screw-top lids.  Ensure lids are screwed on tightly after use.
    • Wipe up any spills on your benches and in your cupboards.  Female Pantry Moths can deposit hundreds of eggs on tiny crumbs and flakes of food.
    • Pantry Moth infestations often originate from dry dog food & cat food or birdseed stored in open containers.  Make sure all food items (whether they are for humans or animals) are stored in air-tight containers.
    • Place flours, grains and rice in containers and store in the freezer for a week.  This will kill Pantry Moth eggs, larvae or adults, without affecting the quality of your food.
    • Food can also be heated in boiling water or in the oven to kill Pantry Moths and their larvae.  This is a good method for foods such as nuts and dried fruits.
    • If you do find Pantry Moth infested food in your cupboard, dispose of it immediately.  Treat remaining food items using the methods above, vacuum thoroughly & then wipe down shelves with hot water.  Ensure all food is stored in air-tight containers before returning to the cupboard.
    • Lookout for adult Pantry Moths resting on your walls and signs of silk and frass in your food. Sticky Pantry Moth traps available from your supermarket won’t control a Pantry Moth infestation, but are a good way to monitor your home for Pantry Moths.
  • Rodents (Mice, Rats): The key to reducing Rat infestations and Mice infestations is to limit their access to both food and shelter within your home and garden.
    • Keep your counters clear of food and crumbs.
    • Store food in air-tight containers within your pantry.
    • Store dry dog food, bird seed and other pet foods in air-tight containers.
    • Vacuum regularly (especially under cupboards and refrigerators) to remove crumbs.
    • Wipe down benches, sinks & close toilet lids to limit access to water.
    • Keep storage areas free of clutter and avoid stacking things on the ground.
    • Keep your garden well maintained, lawns regularly mowed and prune any branches that are in contact with the roof or walls of your house.
    • Remove any piles of rocks, wood or other debris that may serve as a shelter.
  • Termites / White Ants: The key to Termite Prevention / White Ants Prevention is to target their source of food and moisture and restrict access to our homes by:
    • Removing any dead trees and stumps from your property
    • Eliminate any dead logs or rotten timber in your soil and garden beds
    • Improve drainage around your home and garden to reduce patches of wet soil that can attract termites
    • Avoid planting garden beds against the walls of your house
    • Keep trees and shrubs well pruned to avoid contact with your house
    • Regularly inspect sheds and outdoor furniture for termite damage
    • Always use treated timber where possible
